For Buyers
The life you came here for is absolutely real.
Buying property in San Miguel de Allende as a foreigner comes with real questions. You deserve real answers, from someone who's been exactly where you are.
The Moment
You've been here. You felt it.
Maybe it was the light on the Parroquia at dusk. Maybe it was a dinner that went until midnight. Maybe it was just standing on a rooftop somewhere and thinking, I could actually do this.
And now you're wondering if you actually can.
The answer is yes. But buying property in Mexico as a foreigner comes with real questions that deserve real answers. Not a brochure. Not a checklist. A conversation with someone who's been exactly where you are.
I bought property in San Miguel before I became a licensed advisor. I know what the uncertainty feels like. I know the moments when you think, wait, is this actually safe? I know what it's like to navigate a foreign legal system, a different language, a process that looks nothing like what you know at home.
That's not a liability. That's exactly why working with me is different.
How It Works
What working with me looks like
01
We start with your life, not the listings
Before I show you a single property, I want to understand how you want to live. Do you want to walk to restaurants? Do you need a studio for your art? Do you want a quiet street or a lively neighborhood? The right neighborhood matters more than the right square footage. I'll ask you things no one else will ask.
02
I show you everything
I represent buyers across the full San Miguel market, not just Agency listings. Every property that fits what you're looking for, from any agency, at any price point. My job is to find your home, not my commission.
03
I translate the process
Buying in Mexico is different. There's no fideicomiso required in San Miguel. Closing costs run 5-6% of purchase price. Everything closes in cash. There are notarios instead of title companies. I'll explain every step before you're standing in the middle of it.

04
I negotiate on your behalf
The San Miguel market moves differently depending on the neighborhood, the seller's situation, and the moment. I'll tell you what a property is actually worth, what's negotiable, and what isn't. Honest guidance, not optimistic estimates.
05
I stay until you're home
From first conversation to closing day and beyond. I'll connect you with trusted notarios, attorneys, inspectors, and contractors. The transaction ends at closing. The relationship doesn't.
